Job Description:
Parsons is looking for an amazingly talented Deputy Construction Manager – Residential Zone to join our team! The Deputy Construction Manager – Residential supports the Construction Manager in managing and supervising all residential construction activities within a mixed‑use development. In a PMC capacity, this role focuses on day‑to‑day coordination, progress monitoring, and technical oversight of contractors to ensure timely, high‑quality, and cost‑effective delivery of residential components in line with client requirements.
What You'll Be Doing:

Assist in reviewing construction projects, phasing, and milestones for residential blocks.

Coordinate with design consultants to verify completeness and of architectural, structural, and MEP drawings for residential areas.

Help identify construction risks specific to residential zones (towers, mid‑rise, low‑rise) and propose mitigation measures.

Supervise day‑to‑day construction activities for assigned residential buildings/sections.

Monitor progress against the approved baseline schedule and highlight delays or critical issues to the Construction Manager.

Ensure works are executed strictly as per approved drawings, method statements, and specifications.

Coordinate with MEP, façade, and finishes teams to ensure proper sequencing and interface management in residential units and common areas.

Implement QA/QC procedures on site for structural, architectural, and MEP residential works.

Support snagging and de‑snagging activities for units, corridors, lobbies, and common amenities.

Assist QS/Contracts team and Construction Manager in monitoring quantities and verifying works executed for residential areas.

Help maintain records of site instructions, change orders, and potential claims related to residential works.
-
Provide site‑based inputs to support negotiation and settlement of residential‑specific commercial issues.

Ensure implementation of project HSE plans by contractors in all residential zones.
-
Monitor compliance with: PPE requirements, Safe work practices (work at height, scaffolding, lifting, hot works).
-
Report unsafe conditions, incidents, and near misses; support investigations and corrective actions.

Encourage a strong safety culture among site teams and workers.

Coordinate daily with the project stakeholders like Main contractor’s residential construction team, MEP and façade contractors, PMC discipline leads (Structural, MEP, HSE, Planning, QS).

Facilitate resolution of RFIs, site queries, and design clarifications related to residential works.

Support communication and updates to the client’s representative regarding progress, risks, and issues in residential packages.

Help manage interfaces with: Residential amenities (clubhouse, parks, pools), Podium/parking structures and external works (roads, landscaping).

Assist in coordinating testing and commissioning of MEP services in residential units and common areas:

Support inspections for unit completion, pre‑handover checks, and defect lists.

Help ensure all documentation for residential handover is prepared.
-
Participate in joint inspections with client and facility management teams before handover.
-
Act as an on‑site representative safeguarding client interests in residential construction activities.

Provide regular, structured reports and dashboards to the Construction Manager on residential progress, risks, and resource requirements.

Support enforcement of PMC procedures, approvals workflow, and documentation standards.
What Required Skills You'll Bring:

Bachelor’s degree in Civil Engineering, Construction Management, or related field.

Typically 18 years of experience in building construction, with significant exposure to residential projects (towers or large housing developments).
-
Experience working with PMC organizations or large developers/contractors on mixed‑use or residential developments.

Good technical knowledge of:
-
RC structures and typical residential building systems.
-
Interior finishes and apartment/villa fit‑out requirements.
-
Coordination of MEP services within residential units and common areas.
-
Familiarity with local building codes, fire & life safety regulations, and authority requirements.

Strong site supervision and coordination skills with attention to detail.
-
Ability to work under the direction of the Construction Manager and lead smaller sections of the project independently.

Effective communication and interpersonal skills to interface with contractors and consultants.
-
Good problem‑solving and follow‑up ability to close issues on site.
-
High commitment to safety, quality, and timely delivery of residential units.
